Project Description:
Main scope of works for the project involved a major uplift in the kitchen joinery and in creating an open-space for the living room.
Construction involved demolition of an existing wall which separated the living room space from the dining room and kitchen.
The biggest challenges faced during this build was:
- Discover of latent conditions
- Delivery of Project Before the Christmas Break
- Managing the construction budget
Discover of latent conditions
We discovered after demolition stage that there was no existing insulation material within the gyprock walls and ceilings.
Magico Constructions absorbed the additional costs on the owner’s behalf in good faith as we could not have asked for better clients. Reason being that there was no price negotiation throughout the project and the owners were generous enough to consider increasing our builder margin for the project.
Delivery of Project Before the Christmas Break
This project started just a few months before the Christmas Break.
Magico had to plan things out well in advance to ensure that site works would run efficiently in order for the project to be delivered right before the Christmas Break.
Even after encountering some latent conditions, the project was completed one day before schedule on the 20th of December.
Managing the Construction Budget
Prior to commencement of works, we discussed in detail with the clients the overall construction budget for the project.
Upon completion of the project, the construction costs were kept well within budget. The only exception being that the owners wanted to upgrade the standards of the joinery works to include shaker doors, bar cabinet and upgraded fixtures.
Tangible Results for Our Clients
Upon completion of the project, our client decided to rent out this house.
It took just one open house, with 19 interested parties, for them to receive 5 offers and for the property to be instantly leased out successfully.
